Some of it is absolutely a “please call a professional” situation. And I have trusted pros for that.

Tucson Market Update – February 15, 2026

Alright, here’s what’s actually happening out there.

The average sale price in Pima County is sitting at $434,308 year-to-date. That’s just slightly below last year’s average of $436,566. So no, the sky is not falling. We’re seeing normalization, not a nosedive.

Homes are taking a little longer to sell. Median days on market is 43 days — about a week longer than this time last year.

Inventory has grown to 4,637 active listings, giving us 5.2 months of supply. That number matters. Around 5–6 months of supply is generally considered a balanced market, meaning neither buyers nor sellers have a strong upper hand. We’re not in the wild seller’s market of 2021 anymore, and we’re not in a buyer fire-sale either. This is equilibrium territory.

Buyers finally have options.

Sellers? You don’t get to throw a number at the wall and hope for a bidding war anymore. About 44% of active listings have had at least one price drop, and the average reduction is around 6%. Pricing correctly from day one is everything right now.

Homes are still closing about 2% under asking on average, which tells us negotiation is part of the process again. Strategy beats speed in this market.
