Vail
Vail isn't really a town — and that's part of its charm. Sitting east of Tucson in the shadow of the Rincon Mountains, it was christened back in 1893 but never actually incorporated, so technically it's an area, not a municipality. What it is, is a former railroad and ranching stop named for the Vail Brothers, 1870s cattlemen who ran the sprawling Empire Ranch and donated the land for the tracks that put "Vail" on the map. Today it's one of the fastest-growing parts of southeast Tucson, drawing families with newer homes, wide-open desert, and the well-regarded Vail School District (which dates all the way back to 1903). The outdoor access is the real headline: Vail is an official Gateway Community to the 800-mile Arizona Trail, and Colossal Cave Mountain Park, Cienega Creek Natural Preserve, and Saguaro National Park East are all close by. For buyers who want space, sky, and trailheads over sidewalks, Vail delivers.
