Everyone else spends August mourning the end of summer. We're still in the good part. Monsoon season is the payoff for June, and there are maybe a few more weeks of watching a storm roll over the Catalinas from a porch with something cold in your hand. Here's the August roundup: what the Tucson market is actually doing, what's happening nationally, and a coach worth knowing about.
The local read: Tucson & Pima County
Mid-August read from the Multiple Listing Service of Southern Arizona, updated August 17. July closed 1,184 sales in Pima County with a median price of $360,000 — both essentially where they were a year ago. Year-to-date we're at 9,149 sales, dead even with last year, though new listings are down 6.4%. Here's the number that actually tells the story: of the 4,264 homes active right now, 47% have already cut their price, by an average of about 7%. Homes are going under contract at a median of 35 days when they're priced right, and closing around 1.8% under asking. Read: buyers aren't gone, they're just unwilling to chase. Price it at the market on day one and you skip the whole slow bleed.
What's happening nationally
A very tame CPI report
July's "core" inflation — the version that strips out food and fuel, because those swing wildly and mess up the read — rose just 0.2% for the month. That brought the annual number down to 2.5%, a hair below June's 2.6%. It landed the week after a genuinely rough jobs report showing 23,000 net jobs lost. Two data points that both say the same thing: things are cooling off. [Source: Bureau of Labor Statistics]
Sales stuck in low gear
July existing home sales came in at — you already know — 4 million units annualized. That's where we've been parked for close to four years now. Two things are doing it: affordability, and what's called the lock-in effect, which is a technical way of saying nobody with a 3% mortgage wants to trade it in for a 6% one. A normal market would be moving 5 to 5.5 million. [Source: NAR]
Mortgage rates ease slightly
You'd think a weak jobs report plus soft inflation would move mortgage rates more than a little. Neither one makes a case for rates going up. But the bond market is watching the US/Iran conflict and oil prices instead, so 30-year rates dipped slightly and are still sitting near their highs for the year. Not the break anyone was hoping for.
