Homes are sitting longer

DOM = Days on Market = the number of days a home was on the market before it was sold. During the pandemic housing boom (2020-2021), homes were flying off the market and nationwide DOM got as low as 30 days. As the Fed began raising interest rates (and COVID fears faded), DOM began rising and is now (almost) back to pre-pandemic levels. [Source: NAR]

More price cuts happening

With: 1) more homes on the market (nationwide active inventory of 1.1 million homes is +17% year-over-year and only 10% below pandemic levels), and 2) the pace of sales slowing (rising Days on Market), more owners are opting to reduce their listing price to generate a sale. That's great news for prospective buyers. [Source: NAR]

Rates hover around 6.3%

With the government shut down, we're missing some very important data: e.g., the Bureau of Labor Statistics' September jobs report, which was supposed to be out last Friday. In this news 'vacuum', the market is relying on private data sources like ADP (which showed net job LOSSES in September). Two more rate cuts are still expected before year-end. The Tucson-area market is settling into a healthier rhythm. As of this fall, homes are spending an average of 58 days on the market, signaling a calmer pace than the last few years. We’ve seen 20,420 new listings this year—up 8%—and 16,290 homes sold, showing steady demand even as inventory improves.

The average sale price sits around 98% of list price, meaning sellers are still getting strong offers, but buyers have room to negotiate again.

For buyers, more choices and a little less competition make it a great time to start looking seriously. For sellers, the key to success now is smart pricing and strong presentation—homes in good condition and priced right are still moving fast.
